Farmlayer

Know what's happening in the farmland market in your region

With the new tool Boer&Bunder Pacht, farmland users and owners in the Netherlands can gain insight into all leased agricultural land parcels. Not only does it show the type of lease contract, but it also indicates whether the parcel is sustainably leased and what the corresponding reward is. This creates an independent, clear, and user-friendly platform for tenants and landlords.

Since 2015, Boer&Bunder has been the digital platform that provides insight into parcel data in 7 European countries. Developer Dacom, a part of CropX, continuously works on adding and improving functionalities. Boer&Bunder Pacht is a new addition that will be launched on April 25th during the Boer, Bunder & Pacht event in Bunschoten-Spakenburg. This event brings together tenants, landlords, policymakers, land agents, and advisors.

Public data made useful for all
Boer&Bunder uses open data made available by the Netherlands Enterprise Agency (RVO). Ivor Bosloper, CTO of Dacom, explains:

"For several years, the Combined Declaration has asked farmers to indicate the type of land use right they have, or in other words, the type of lease. We have also made it visible whether a parcel falls under an Agricultural Nature and Landscape Management (ANLb) collective. Farmers can immediately see if they can participate with their parcel. This provides them with a potential source of additional income."

Transparent reward system
With her company Biodiversity in Business, Frederiek van Lienen advocates for sustainable leasing of agricultural land. She explains what sustainability entails: "More and more landowners and landlords are imposing additional requirements on the use of leased land. Agricultural entrepreneurs want to comply with these requirements, but expect something in return, such as long-term agreements for the period of use or a discount on the lease price. Boer&Bunder Pacht allows landlords to upload their so-called landlord profile, including the reward system for the tenant. Interested land users can gain more insight into the possibilities. Launching partner ASR is the first to do this."

Also for municipalities
Leasing organizations such as ASR and Fagoed, as well as municipalities and the State Property Agency, all have their own platforms now. Boer&Bunder Pacht does not aim to replace them, but rather serves as a supplement. "It is also interesting for municipalities and provinces," adds Van Lienen. "Since the Didam ruling, they are obliged to lease land parcels through a public auction. In the future, these parcels can be added to the platform. It is not the intention to conduct the actual bidding process through Boer&Bunder Pacht. That is managed by the landlord themselves."

"Know what's happening"
"We realize that the types of land use rights can be sensitive in the sector and we handle them with care," emphasizes Bosloper. "The data comes from public datasets that do not contain privacy-sensitive information." According to Van Lienen, this transparency is the great strength for farmers. "You can finally see what's happening in your region without needing an intermediary. The type of lease agreement, the conditions, rewards, and ANLb status are immediately visible. This creates a level playing field in the world of leased land. We have been talking about sustainable leasing for a long time, and now we are making it concrete together." Boer&Bunder Pacht will be introduced on April 25th during the Boer, Bunder & Pacht event.  Users of a Boer&Bunder Pro or Premium account can immediately start using the tool. Uploading landlord profiles is possible with the Premium account. Try the tool yourself at Boerenbunder.nl.
